The Architectural Firm was established by late Shri. Bhasker R. Raote (The Founder) in 1939 in Mumbai, Maharashtra, India just before the start of Second World War. However construction activity came to a halt as our nation’s resources were directed towards the war effort. After the end of the War in 1945, Mumbai saw a slow and steady growth in construction activity, mostly towards housing as large scale migration had started after partition of India in 1947.
Most of Shri. Bhasker R. Raote’s projects consisted of bungalow houses for the film fraternity of yesteryears which included Lalita Pawar, Raj Khosla, music director Hansraj Behl, Ramesh Sehgal, Shobhana Samarth among others who made the then picturesque and densely forested Chembur their home.
In 1929, the then British Government granted approval to the Suburban Scheme III for Chembur which encompassed a large part of the thickly forested mango plantations. Many of the plots admeasuring 663 sq.yards each were given to the Christian community under the overall administration of the Church. Hence most of Shri. Bhasker R. Raote's clients were Christians for whom several decorative bungalows were constructed. Most of these bungalows have now been replaced by multistoried residential towers before heritage norms came into force in Mumbai. The sixties saw major shift from individual houses and bungalows to co-operative housing societies mostly in the S.S.III scheme of Chembur.
Shri. Bhasker R. Raote’s son, late Architect Prof. Vilas B. Raote took over the firm in 1975 as (The Director) and has been dedicated to works mostly of multistoried residential and commercial buildings. Many of them were redevelopment projects in Chembur and Deonar since FSI of Chembur initially increased from 0.50 to 0.75 in 1991 and then to 1.00 with TDR of 1.00 in 1998. The buildings included Bal Vikas School at Chembur as honorary architect and Chembur Trombay Education Society's N. G. Acharya & D. K. Marathe College at Chembur as honorary architect, a trustee and The Founder / Director of CTES College of Architecture, Chembur, Mumbai as well.
Several residential projects have been completed during the last two decades including those for film producer Randhir Kapoor and family. Prof. Ar. Vilas B. Raote is also working as Project Management Consultant for several redevelopment projects at Chembur and Deonar and Mulund. He introduced the system of appointing one person or persons for each NOC that was required to be obtained for approval of building plans upto completion.
Prof. Ar. Vilas B. Raote’s wife, Prof. Rajas V. Raote took over the firm in 1985 as (The Chief Executive Officer). With the changes in the Development Control Rules, the introduction of the fungible FSI and the Municipal Corporation of Greater Mumbai switching over to Auto DCR for approval of plans and the State Government’s new rules and regulations for redevelopment of housing societies.
Prof. Ar. Vilas B. Raote’s son, Prof. Ar. Yograj V. Raote studied Bachelor in Architecture from University of Mumbai and took over the firm in 2010 as (The President) under the vastly changed system and assisting his father in this endeavour. He also studied Masters in Architecture in Urban Design from University of Mumbai in 2013 and got a First Class. In 2021, the Doctoral Monitoring Board and the Honorable Chancellor of COMMONWEALTH VOCATONAL UNIVERSITY, Kingdom of Tonga (Sub - Australia) have conferred upon Prof. Ar. Yograj V. Raote, PH.D. in 'ARCHITECTURE & URBAN DESIGN' after examining two thesis books, research, projects and professional experience presented by him.
Apart from projects in Mumbai, other ongoing projects include those at Ahmednagar, Ratnagiri, Satara, Karad and Belgaum, Karnataka, Republic of Bharat.
